Discount carrier Spirit Airlines hopes to land a large South Florida office deal and is targeting a location at Dania Pointe , an $800 million mixed-use development along Interstate 95 north of Miami.
Spirit is negotiating for a roughly 100,000-square-foot building in the 102-acre project in Dania Beach, Florida, according to sources with knowledge of the deal. The airline now has more than 50,000 square feet at the Miramar Park of Commerce in Miramar, Florida, southwest of Dania Beach, CoStar data shows.
A spokesman for the airline did not respond to an email for comment.
Miami-based Integra Investments had planned to build a 250,000-square-foot office tower at Dania Pointe in 2020, but the developer’s land deal with Kimco appears to be in jeopardy. Puma said Integra technically still is under contract but declined further comment about the matter. Integra Principal Victor Ballestas did not immediately return a phone message.
Dania Pointe, anchored by BrandsMart USA, Hobby Lobby and TJ Maxx, opened part of its 330,000-square-foot first phase last year. That portion is 94% leased, with Lucky’s Market and two smaller retailers expected to open by the end of 2019, according to Puma. The 400,000-square-foot second phase is 59% leased and will include a movie theater, he said.
The open-air center, which also includes apartments and two Marriott hotels, is one of the few new projects nationwide to feature a large amount of retail as vacancies exceed leases across the country, according to a CoStar analysis in May.
